Share the rent. Own the home, one metre at a time

AffordBase is for people the banks don't see and rent is eating alive: young professionals, low-income families, migrants and gig workers. We match compatible co-tenants, protect their lease, and turn part of every rent payment into square metres of a home they own.

Your future flat: 54 m² in the Bereke block

Each cell is one square metre. Yellow ones are already yours. You pay rent only on the rest until you buy them out.

    The problem

Rent in Kazakhstan's cities eats most of a paycheque

    240,000 ₸

median rent for a one-room flat in Astana (220,000 ₸ in Almaty). Rents rose 13.1% in 2025 alone.

    krisha.kz, 18 Aug 2026; BNS

People without an official salary or credit history can't get a mortgage. They rent without a contract, pay cash with no receipt, and can lose their home and deposit overnight. Saving for a down payment while rent takes more than half your income is close to impossible.

    How it works

Three steps from renting to owning

    1. 1

      Match

The matcher finds people with compatible schedules, habits and budgets. Instead of a credit history, we use a reliability index built from utility payments and income records.

      Try the matcher →
    2. 2

      Rent safely

A fair co-lease, a check for unfair clauses, a tamper-evident photo record of the flat, and a mutual-aid fund that pays up to three months' rent if you lose income.

    3. 3

      Own, metre by metre

Homes are built by a co-op with social investors. Each payment buys square metres, rent is charged only on the metres you don't own yet, and it shrinks every month.

    Co-living matcher

Tell us about yourself and the matcher finds people with a similar schedule, habits and budget to rent a bigger flat together. A co-lease that protects you from sudden eviction and rent hikes is generated in one click.

AffordBase is a working prototype today: every calculation on this page is real, while the people, plots and regions in the demos are illustrative. We're learning what people who rent, look for co-tenants or want to let a flat fairly run into.

Everything that keeps renting from becoming a trap

These modules work in the prototype and support the core path from co-renting to ownership.

    Demo data

A reliability index instead of a credit history

A bank doesn't see that you've paid your electricity bill on time for three years, or that you earn from deliveries every month. We do. Landlords and investors see the index as evidence that you can pay.

        Mutual-aid fund and eviction protection

1.5% of every transaction on the platform goes into a shared fund. If you lose your job, fall ill or your salary is late, the fund pays your landlord directly for up to three months, interest-free. You get time to recover instead of being evicted.
